Not all properties are the same, and some properties can be true challenges to develop, that is why it is prudent to find a team who can assist you in surmising the possibilities.

For instance, the easiest places to build a new residence in Monterey County are Tehama, Monterra and a few other areas where the County allows a designer to submit what is called a 'combo' permit. This saves up to 6 months off of design approval timelines. Also, as you may have realized, we have water restrictions in Monterey, so it is imperative that you purchase where there is water and utility hook-ups available.

Lastly, there are areas in the County that are real challenges to develop. One such area is Pebble Beach, where you have to seek Pebble Beach Company approval first, and go through design review there, followed by a very lengthy County process, like a double jeopardy situation. This can add months to over a year to a development timeline. But, Pebble Beach is a lifestyle choice and they do have access to water rights for developers.

Coming soon is the Rancho Canada development, which will offer some true design freedom for the sophisticated client in a planned residential community setting. Look here for updates as to how that approval is coming to break ground.
